Can a lender still revise a UAD 2.6 report after November 2, 2026?

Yes, but only if that report was already submitted in UAD 2.6 before the mandate. Revisions stay on the original DocFile ID through May 3, 2027. New assignments cannot be born in 2.6 after November 2. Construction loans that were submitted subject-to in 2.6 should keep their completion documentation in the loan file; they cannot mix 2.6 and 3.6 under the same DocFile ID.

Do form numbers still exist under UAD 3.6?

No. The 1004, 1073, 2055, 1004C, 1025, hybrid and desktop variants, and the combined 1004D/442 are retired as ordering keys. The new URAR is one dynamic report. Restricted Appraisal Update Reports and Completion Reports are now two separate files. Order by property type, inspection scope, and assignment characteristics, not by a form number.

What is actually different for an AMC or lender reviewing the file?

Commentary is no longer a catch-all addendum. Discrete fields, rewritten condition and quality definitions, interior versus exterior ratings, room-level update status, ADU detail, energy features, and disaster-mitigation fields sit in the body of the report. Photos are tied to the sections they support. Delivery is a ZIP that contains XML, a human-readable PDF, and tagged images. Reviewers who still hunt for a 1004 grid will miss risk hiding in the new Summary, Assignment, and Dwelling sections.

Does UAD 3.6 cover FHA, VA, and USDA loans?

The dataset was built with those agencies in the room, but the November 2, 2026 mandate is a Fannie Mae and Freddie Mac UCDP rule. Government programs publish their own effective dates. Treat GSE volume as the reason to stand up UAD 3.6 now, then overlay each agency's implementation when it lands.

Traditional: the appraiser inspects. Desktop: the appraiser never inspects and works from other data. Calling a desktop a hybrid appraisal, or skipping that data submission, is how files get kicked.

Which loans can use a hybrid appraisal?

A hybrid appraisal is only an option when the automated underwriting system offers it on an eligible one-unit property. Multi-unit, co-op, manufactured housing, and many construction or renovation loans still need a traditional interior. If the AUS did not offer a hybrid appraisal, do not invent one.
