After November 2, 2026, most GSE appraisals must be UAD 3.6. Few are ready to supply them.

UAD 3.6 appraisal supply for AMCs

Most GSE volume has to be UAD 3.6 after November 2. Few panelists can emit a native file. Lenders will still blame the AMC. The failure is not the calendar. It is a 1004 dropdown, a 2.6-only vendor, and no live 3.6 capacity.

Stop ordering by form number this week

Teach processors to order a one-unit traditional interior, a condo hybrid, or a manufactured-home URAR. If your AMC portal still has a 1004 dropdown as the primary control, you will ship the wrong product into November.

Split your panel by software readiness, not by geography alone

An appraiser who is excellent on 2.6 and untrained on 3.6 is a pipeline risk. Confirm vendor, CE course completion, and a live test file before you assign GSE work that must survive UCDP after the mandate.

Rewrite QC checklists around structured fields

C1–C6 and Q1–Q6 still exist, but interior versus exterior splits, kitchen and bath update status, ADU reporting, and photo-to-section linkage are the new failure points. A checklist that only looks at the sales grid will miss them.

Rehearse dual-format operations, then cut

January 26 opened broad production. Use that window to run real volume, not a single test loan. On November 2 you lose the luxury of a 2.6 rescue on new submissions.
