After November 2, 2026, most GSE appraisals must be UAD 3.6. Few are ready to supply them.
November calendar marking the UAD 3.6 mandate

UAD 3.6 appraisal timeline

After November 2, 2026, most new GSE submissions must be UAD 3.6. That is the supply problem. UAD 2.6 revisions on already-submitted files last until May 3, 2027.

  1. January 26, 2026 — Broad production

Any GSE seller may submit UAD 3.6. Dual format is open. This is the period to run live volume through AMC portals, LOS maps, and QC tools.

  2. November 2, 2026 — Mandate

Most new GSE appraisal reports submitted to UCDP must be UAD 3.6. A first-time 2.6 submission fails. The operational problem after this date is who can actually write 3.6, not whether shops knew the date was coming.

  3. May 3, 2027 — UAD 2.6 retirement

Revisions to 2.6 reports that already lived in UCDP stop. Completions and updates must match the original dataset.
